Attention is finite. A property receives its largest audience in the days after it is released, and the price it carries in that window sets the expectation every later buyer measures it against.

Pricing is a reading of behaviour, not an average. Buyers at this level compare a handful of properties carefully, and they notice when a number has been chosen to invite a negotiation rather than to reflect the house.

Presentation changes what a buyer believes about condition before they ever stand in the room, and timing decides who is in the market to see it at all. Both are decisions. Neither is luck.

How is pricing determined?
From closed comparable sales in the same submarket and condition band, adjusted for waterfront, view, lot and renovation level, then tested against the inventory a buyer will see beside you. Automated estimates are not used as the basis for an asking price.
What improvements actually matter before listing?

How does Compass marketing work?

Typically brokerage fees, documentary stamps and title-related charges, any agreed repairs, and prorated taxes. A written net-proceeds estimate is prepared before the property is released so the number is known in advance.
Should I renovate before listing?
Sometimes. A renovation is worth undertaking only when the submarket pays for it and the timeline allows it; more often a considered preparation programme achieves the same result for a fraction of the cost.
Can I sell while living in the home?
Yes. Showings are scheduled around your household, photography and film are completed in a single day, and access can be limited to appointment-only where privacy matters.
