Absorption within a comparable set rather than county-wide months of supply. Days on market by price band. The spread between asking and closed price for properties that were correctly prepared versus those that were not.
A single quarter rarely changes strategy. Direction and duration do.
How this informs strategy
For sellers, the report determines pricing posture and release timing. For buyers, it clarifies where negotiating leverage genuinely exists rather than where it is assumed to.
