Direct ocean, ocean block, Intracoastal, inlet and canal frontage are different products. They attract different buyers, carry different insurance profiles and appreciate on different curves.

Before price, we establish exactly what a property fronts, what it is permitted to build at the water, and what a vessel can actually do from that dock.

Dockage and navigation

Water depth at low tide, bridge clearance to the inlet and permitted dock length determine whether a boat program is possible. Two properties on the same waterway can differ entirely on this point.
